A Limited Liability Company, "FA Investments, LLC." was
formed to acquire certain real properties in Butte, Glenn, and Thema
Counties and procuring the entitlements to take the properties to
Tentative Map and subsequent sale to various Developers/Builders.
As an investor LLC you hold an equity stake in this
project in the form of a capital account based upon the amount of your
investment as a percentage of the total funds required for the project.
Total investment is to be $6,727,000. The anticipated return will be
approximately $4,317,600 to be paid over an estimated timeframe of six
(6) months to three (3) years.
This project consist of 791 lots and 25 acres of
commercial acreage in three properties that include portions of Lincoln
111, Taylor Commercial, and 99 West. The timeframe on the entire project
is (6) months to (3) years, with some portions to be sold earlier as
various stages of development are reached.
No interest is paid on your capital contribution. Net
profits will be allocated to the Members in proportion to their
Percentage Interests.
As a Member of this Limited Liability Company, no
Member shall be personally liable for any debt, obligation, or liability
of the Company, whether that liability or obligation arises in contract,
tort, or otherwise.
