Single Tenant Properties and Owner User Properties

Permanent mortgage financing for the acquisition or refinance of real property that is, or will be:

  • 50%--100% owner occupied, including any related entities

  • 75%--100% occupied by a single tenant

  • Located in Arizona, California or Nevada

Preferred Properties Types:

  • Industrial (distribution, warehouse, manufacturing, R&D and truck terminals)

  • Medical (groups of five doctors or more)

  • Retail

  • Office

  • Grocery stores

Terms and Rates:

  • Loan amounts range between $1,000,000 and $20,000,000

  • 5, 7 and 10 year terms, with up to 25 year amortization

  • 15 and 20 year fully amortizing loans

  • Rates may be fixed at application or at time of funding

  • Variable rate programs available for Owner Occupied Loans

  • Rate locks available at no cost for 90 days

  • Forward commitments for up to 12 months

Underwriting Standards:

  • 75% loan/value or 90% of cost (whichever is less)

  • 1.15x DSC on credit tenant loans, 1.10x DSC on Owner Occupied Loans

  • Leases must meet or exceed loan term with a minimum remaining term of 5 years

  • MAI and Phase 1 Environmental Audit required
